Roof Re-Decking
We can take the sting out of one of the biggest sources of "cost overruns" in commercial building
remodeling--the time-and-material bids to replace deteriorated roof decking before re-roofing. In many cases
it is more economical to re-deck the entire roof with plywood or high-density fiberboard than it is to
replace one sheet here, another sheet there--all at premium prices.
The advantages of re-decking are that structural strength is added, while spot replacement leaves other
weak and defective areas to develop problems in the near future. In a typical re-decking, 1/2" plywood or
high-density fiberboard is installed with screws and 3" metal discs. The screws penetrate through the
existing roof and decking, and into the roof rafters or trusses. The 3" metal discs securely hold the new
decking in place, while guarding against the possibility that the fasteners will "back out" after a year
or two, puncturing the roof membrane and leading to multiple leaks.
Nails of any type, including coated nails, spiral nails, and ring shank nails should NEVER be used to
secure any materials applied to horizontal surfaces on a "nailable" flat roof deck. The only exceptions
to the "no
nails" policy is that concrete fasteners or pins may be used to secure termination bars or metal flashing on
parapet walls, and fluted concrete nails may be used to mechanically-fasten material to concrete decks.
