Numerous instances of EPDM installations failing within a few months have been reported in the Twin Cities, as well as throughout the Upper Midwest. Unscrupulous "contractors" playing to the greed of bid-shoppers are using asphalt roof cement to "seal" the seams of new EPDM installations.

Asphalt roof cement is incompatible with EPDM roofing. The light oils in the asphalt will literally dissolve EPDM. Using asphalt products to seal EPDM may enable a contractor on a low-bid project to make more profit, but it is at your expense.

Not only will the roof leak within weeks or months, but it must then be stripped off or covered with buffer board to prevent the asphalt from deteriorating the new roof that will be required to replace it.

Similarly, another current practice commonly seen in the Twin Cities is EPDM seams "sealed" with contact adhesive, rather than the high-tech seam sealer insert used in quality installations.

While such seams may last a bit longer than seams smeared with asphalt roof cement, the result is the same--the life-span of the roof is cut to a few years, when it should be 25-30 years or more.

Roof Maintenance

EPDM Rubber roofs require periodic inspection and maintenance to prevent trivial defects from cascading into major problems. In 95% of water intrusion situations, a leaking EPDM Rubber roof is the result of seam delamination, or flashing problems--both of which are fairly simple and inexpensive to correct. Replacement of an existing EPDM Rubber roof is rarely necessary. Expert repair can extend the useful service life of your existing EPDM Rubber roof by as much as 15 years, at a small fraction of the cost of replacement.

Asphalt roofs age unevenly, with the areas most exposed to direct sunlight deteriorating the fastest. West and south facing parapet walls and flashings, bare spots on gravel roofs, or areas darker than the surrounding roof surface, all deteriorate more rapidly than the main field areas of a roof.

On both EPDM and asphalt roofs, areas where dissimilar materials are joined, such as roof-wall junctures and metal perimeter flashing, tend to fail substantially earlier than the main portions of a roof. Because the materials expand and contract at different rates, repeated freeze/thaw cycles accelerate the deterioration.

However, because 5% or less of your roof requires repair or maintenance does not mean that the entire roof should be replaced! Leaks in a flat roof should be viewed like the oil warning light in your vehicle; as an indication that immediate attention is required, but not necessarily that your roof (or your engine) has to be replaced.

By repairing and reinforcing the specific key areas of accelerated wear, five to fifteen years of additional service life can be added to roofs that many contractors will declare "unrepairable."
