Will this work solve my leak problems?
In 9 out of 10 cases, yes—unless your roof has been leaking for an extended period,
or has been unsuccessfully repaired by other roofers numerous times. Our experience is
that 9 out of 10 leaking flat roofs require ONLY expert repair and reinforcement
procedures, NOT a whole new roof.
What if my roof cannot be repaired? Will you still charge me for the repairs?
No. Realistically, it takes more than a perfunctory walk across the roof to locate the
defects in a roof, and to determine exactly what is needed to repair them. If, after beginning
repairs, we determine that more extensive repair work or re-roofing is necessary, we will
stop work and submit an estimate for the additional work for your approval. No charge will
be made for repair work already performed. We do not engage in the "bait and switch" tactics
that seem to be so popular with Twin Cities contractors.
If you are really such a highly-skilled roofing technician, why can't you determine before
you start whether or not my roof is repairable?
In most cases, we will not start repairs until we are reasonably certain that our repairs will
add a substantial amount of life to your existing roof. In some cases, a determination of the
condition of your roof may require core samples, the use of moisture detectors to locate hidden
leaks, or other techniques requiring considerably more time and expertise than the simple "free
estimates" provided by other contractors.
In the rare cases that we run into unforeseen situations
that involve additional work, we reserve the right to seal any openings we have made in the roof,
and to stop any further work. In such cases, no charges will be made for work performed, and any
deposits will be refunded in full.
There is a substantial difference between a thorough roof inspection and a "free estimate" (which is
generally that "your roof is unrepairable and must be replaced.")
Why are your prices so much lower than other contractors?
Because we are specialists. And just as true specialists in other fields, we have developed
the skills necessary to carry out premium-quality repair work efficiently and effectively. We
have the tools, equipment, materials, and specialized expertise that other contractors may lack.
I have had three other roofers check my roof, and all three said it had to be replaced. What
makes you think it can be repaired?
Anyone who has been in business for any length of time realizes there is no such thing as a “free
estimate.” In most cases, the actual cost of a “free estimate” exceeds the cost of repairs—it is simply
concealed in the bid price for a new roof. Along with the sales commission of the “estimator” who insists
that a complete new roof is the only solution.
Most estimators (and most contractors, for that matter) are primarily sales personnel whose job is to
put on a show of “inspecting” your roof, and then convince you that a complete new roof—preferably tearing
off the existing roof at a horrendous price—is the only solution.
Why would other contractors tell me I need a new roof unless I really do? Wouldn't it be just as
profitable for them to repair it?
No, because most contractors provide estimates on the basis of what they need, rather than what you
need. The majority of contractors use repair work as a lead generator--in almost every case their
"recommendation" is for a complete new roof, usually preceded by a complete tear-off of the existing roof.
That recommendation is based more on a need to keep their crews busy and to increase their revenue than on
the condition of your roof.
You seem to have a much stronger focus on customer service than most contractors. Why?
The bottom-line is simple; we are experts in commercial roof maintenance. We are not interested in
selling you a roof you don’t need, and don’t want, just because it is profitable for us to do so. We
are interested in providing the best possible value for every dollar you spend on roof maintenance. That
is not simply philosophy—it is good business for both of us.
